There’s only 3 reasons why it’s not selling

The more I think about it, the clearer it comes. There are only 3 reasons why property doesn’t sell and there is no getting away from them. Location, features and price. This is what it comes down to, just these three.  Now you can’t change the location and unless you want to alter the features, like adding on a new bedroom or installing a modern kitchen, then these things remain the same.

The only thing left to change is the price. Simple. Get the price right and you will have someone interested in your property.

Get it wrong and it will remain yours. If this is so clear, why don’t sellers get it?

Right now there aren’t as many buyers looking for property, but they are out there. And when you got one interested in your property, then you need to grab them before they go and buy something else.

I’ve hear some interesting comments some sellers lately.

“They are just not willing to pay what it’s worth.”

“My property is worth more, don’t the buyers know that?”

But property is just like any other commodity market. The value is set when the two parties exchange –   Money for the product.

Buyers will only pay what they need to (remember, we are all buyers at some stage). If we can find better value elsewhere we will buy something else. And when we want to sell, then we need to be willing to accept this. The alternative – wait – but how much time are we willing to slip by, before we move on?
